Nashville's Gulch Area Continues To Grow

NASHVILLE, Tenn. - The Gulch area of Nashville has seen a lot of growth over the last 18 months and experts said part of downtown is not even close to reaching its potential.

Nashville's newest restaurant opened in the Gulch just weeks ago. The Pub Nashville is a British inspired establishment that is located on the first floor of Pine Street Flats, the Gulch's newest apartment community.

"That makes 18 restaurants," said Tom Turner of the Nashville Downtown Partnership.

The Gulch has seen several new retailers and restaurants open since 2011. Turner said the growth the area has seen is just the start because only 20% of the Gulch's available property is built out.

"You can see, easily see in the future, having double the number of restaurants, having office space is going to be critically important. I would suspect there's great demand for office space there now. And the retail there is really on fire," added Turner.

There is a new high-rise residential building currently under construction on the corner of Demonbreun Street and 12th Avenue.

When the unnamed, $80 million project, is completed it will have 23 stories and 312 apartment units.

"It really starts coming out of the ground fast. And I'd be surprised if you don't see a floor a week, going forward," Turner said.

That project will add to the Gulch's growing number of residents.

"There are 1,400 units, with 2,400 residents, which is about a third of the downtown residential," Turner explained.

Jillian Douherty decided late last year to call the Gulch home when she moved into the newly constructed Pine Street Flats.

"I moved in about December, and I've been really happy since I moved down here," Douherty said.

She moved to Music City several years ago from Chicago and knew she wanted to live somewhere with an urban vibe like the Gulch offers.

"I love it. I think it gives Nashville, sort of, a fresh face and just makes it feel like a bigger city," Douherty explained.

More retail space for the Gulch, and two hotels are also in the construction process. Market Street Enterprises is responsible for much of the development in the area.

In 2001, the city of Nashville named the company the master developer of the Gulch.
