Construction Closes Downtown Streets

Several blocks surrounding the new 505 construction site in downtown Nashville are closed as crews install a construction crane.

505 is a 45 story residential tower that will sit at the corner of 5th Avenue North and Church Street.

Sunday crews closed portions of 5th Avenue and Church Street so they could install the tower crane that will be used to build the skyscraper.

Monday's high winds did not slow down progress with the crane installation.

"It is a little windy, but as part of our safety measures we constantly monitor wind speed, especially at the top of the crane. While it's a little windy, its not over our threshold to slow us down, or stop us," said Brian Evans with Archer Western Construction.

Several streets around the project will remain closed through late Tuesday.

Construction cranes dot the Nashville skyline and the 505 crane will be the tallest.

"As we see the structure start to come up, the crack will jack itself up, and tie into the building, and at full height it will 680 feet," Evans said.

The $169 million in construction financing for 505 was approved on December 3. Now that the project has started, it will move quickly.

"Fortunately excavation was completed prior to us closing financing, so everything is vertical from here on out," said Morgan Stengel project manager for 505.

This is the latest residential tower for developer Tony Giarratana.  A decade ago he proposed the Signature Tower on that piece of land.

Currently 505 is slated to house 550 apartment units, but that could change as the project progresses.

"Right now we are weighing the feasibility of turing the upper 16 floors into condos. We believe the market is there. There's less than a month's supply of condos in the downtown market," Stengel explained.

The entire building should be completed by December of 2017, but some units will be available as early as August of that year. Leasing for 505 could start as early at December 2016.
