Trailing 42-34 at halftime, the Blue Raiders closed within 57-55 on Potts' 3-pointer with 11:25 to play, then led 62-60 after Potts hit his fifth 3 of the game.
Middle Tennessee pulled away 71-64 on an 8-0 run, but the Roadrunners rallied to within 72-71 on Christian Wilson's free throw.
Jacob Ivory and Reggie Upshaw combined for seven throws in the final 1:40 to seal it.
Potts missed four games and the Blue Raiders have won two straight since his return.
